We specialize in assisting government agencies who want a company that knows the process, to find them just the right space, at the right price, and minimize the hassles  

And it is not enough to find the right space at the right price, it has to be done while observing the rules and regulations of government. So, no conflicts of interest and preserving contracting integrity is a big deal to our government customers. 

The firm has been providing commercial real estate services to Federal, State and local governments since its origin.  Learning to represent highly detailed, process oriented public sector interests as a process, not a transaction, was a challenge for this firm, but we did it.!  We went back to school.  We enrolled in the same classes the Federal Contracting Officers and Realty Specialists attend and we’re still sending  both our Associates and our Staff to training sessions to ensure our whole team is up to speed and aware of the current regulations and requirements. Ask anyone in our Government Services Group what an SFO or FAR is and they will know!

We have now completed over 700 public sector assignments, including leasing more than 7,000,000 square feet of space, from Florida to California. We have done work for the Federal Government, Local Municipalities, Fire Districts, School Districts and even a Ferryboat District. Our public sector clients have asked us to locate and coordinate build-to-suit office buildings, medical centers, and court houses.  We have negotiated hundreds of special lease and acquisition requirements. We have done consulting work; obtaining appraisals or environmental studies for our clients and performing post award or project management. We even developed an Analytical Rent Tool for public sector forecasting and negotiation.  Our unique skills are an effective conduit between the private and public sector.  We understand both worlds and find ways to make business and government needs come together to accomplish public sector goals in a variety of business climates.

BRAGGING RIGHTS - Lots of companies brag about their customer satisfaction, but proving it is hard.   We decided to put our money where our mouth is, and hired a company to do a blind survey of our customers so their honest responses would be unfiltered by our contact. We used Dun & Bradstreet’s Open Rating System, a blind customer survey of a company’s performance for Government Agencies and Private Sector.  Last Year Carpenter/Robbins had a score of 94 out of 100 on Overall Performance.

 

START SMALL – EARN THE BUSINESS - It all stared with a small contract to represent the US Postal Service in 1995. We did site identification, preparation of feasibility studies, market surveys, property inspection reports, leasing of alternate quarters, leasing of space currently occupied by USPS, negotiating property management issues, and leasing built-to-suite quarters for them. Over 400 assignments and 4 contracts later, we again had a new contract awarded with options through 2012. We think that continuity and number of assignments speaks a lot to customer satisfaction.
