Company History

1998 John Carpenter and John Robbins form the firm with the intent of providing tenant representation services to local business and government entities in the Tri-Valley area of San Francisco, California.
1999 First major challenge was not becoming a real estate internet company.
2000 Award of the first General Services Administration (GSA) contract for the San Francisco area and the development of a two-pronged business approach - Private Sector & Public Sector.
2001 Concentration on Private Sector Execution - Expand GSA & Public Sector Statewide.
2002 Awarded Broker of the Year by the East Bay Business Times - Private and Public strategies blend for regional recognition.
2003 Second major challenge 'referral euphoria' - too many small leases and sales take business in an unintended direction.
2004 Re-establish Private Sector focus on mid-sized firms in SF Bay Area - Recruit & Train for Private Sector build-up - Third major challenge - GSA assigns two years of work in one day.
2005 Execute on GSA assignment crunch - diversify and expand in the public sector - Fourth major challenge - Win National Department of Veterans Affairs contract as 'Prime Contractor' - Negotiate favorable multi-year regional contract with Studley, Inc. to provide services to GSA in Western USA. Carpenter/Robbins in 4 states.
2006 Fifth major challenge - GOOD TO GREAT! Staff-up & train group for Targeted Tenant Representation only effort. Carpenter/Robbins in 5 states.
2007 Sixth major challenge - Stop representing all the landlords - Publish "Top of Market Alert," suggest short & moderate term holders Sell. Start moving Private Sector tenants to short term leases before market decline. Carpenter/Robbins in 7 states.
2008 Repositioning private sector companies ahead of the real estate crash. Develop "Rent Estimating Tool™" for GSA. Carpenter/Robbins in 9 states.
2009 Conduct National Relocation study for Department of Veterans Affairs. Seventh major challenge - Develop Carpenter/Robbins real estate consulting practice. Carpenter/Robbins in 12 states.
2010 Eighth major challenge - Win new multi-year National Contracts for Department of Veterans Affairs. Expand GSA contracts to include eight western states & Alaska. Execute major multi-year sub-contracts with CBRE Commercial Real Estate and Studley, Inc. for services in the western United States. Carpenter/Robbins providing services in 18 states.
2011 Ninth major challenge - Carpenter/Robbins becomes a government-focused Real Estate Company. Carpenter/Robbins providing services in 21 states across U.S.
